找差距,抓落實 ,海建房地產公司 到靈山·海建家園項目開展調研

靈山(shan)·海(hai)(hai)建家園項(xiang)(xiang)目(mu)(mu)(mu)由海(hai)(hai)南(nan)(nan)海(hai)(hai)建房地(di)產開發有限公(gong)司開發建設,海(hai)(hai)南(nan)(nan)省建筑產業化股份(fen)有限公(gong)司承建,是(shi)海(hai)(hai)南(nan)(nan)首(shou)個(ge)裝配(pei)式項(xiang)(xiang)目(mu)(mu)(mu)。該(gai)項(xiang)(xiang)目(mu)(mu)(mu)位于海(hai)(hai)口(kou)(kou)市靈山(shan)鎮(zhen)東北(bei)側,臨近瓊文大(da)道與靈桂(gui)大(da)道;本項(xiang)(xiang)目(mu)(mu)(mu)緊鄰(lin)靈山(shan)鎮(zhen)中(zhong)(zhong)心,東南(nan)(nan)方(fang)(fang)向是(shi)海(hai)(hai)口(kou)(kou)美蘭(lan)國(guo)際機場,東北(bei)方(fang)(fang)向與海(hai)(hai)口(kou)(kou)市區(qu)隔江相望。項(xiang)(xiang)目(mu)(mu)(mu)總用地(di)面(mian)積(ji)(ji)13586.03㎡,擬(ni)建叁棟(1#樓12層、2#樓10層、 3#樓11層)商品房住房,總建筑面(mian)積(ji)(ji) 40491.4㎡,其(qi)中(zhong)(zhong)住宅面(mian)積(ji)(ji)為26745.25㎡、商鋪(pu)面(mian)積(ji)(ji)2927.37㎡、地(di)下(xia)面(mian)積(ji)(ji)為10165.05㎡;設計有車位318個(ge),其(qi)中(zhong)(zhong)地(di)上(shang)車位46個(ge)、地(di)下(xia)272個(ge)。截止目(mu)(mu)(mu)前該(gai)項(xiang)(xiang)目(mu)(mu)(mu)已全部封頂,進入室內裝修階段。樣板房正在建設。
6月18日下午(wu),為貫徹落實(shi)海(hai)建(jian)房地(di)產公(gong)司“不忘初心、牢(lao)記(ji)使命”主題教育實(shi)施(shi)方案部(bu)署,結合(he)生產經營工(gong)作實(shi)際情況,聚焦企業存(cun)在的(de)主要(yao)問題,我(wo)司支部(bu)書記(ji)、董事長劉水清帶(dai)領班子成員(yuan)和(he)各部(bu)門負責(ze)人深入一線(xian),到目(mu)前(qian)處于開發建(jian)設關(guan)鍵階段的(de)靈山·海(hai)建(jian)家園項目(mu)開展(zhan)調(diao)研(yan)。調(diao)研(yan)人員(yuan)現(xian)場(chang)實(shi)地(di)查看工(gong)地(di)施(shi)工(gong)情況,聽取項目(mu)管理人員(yuan)的(de)工(gong)作匯(hui)報,對照我(wo)司及集(ji)團公(gong)司對項目(mu)進(jin)度的(de)計劃和(he)要(yao)求,認為項目(mu)施(shi)工(gong)進(jin)度推進(jin)緩慢,工(gong)期嚴重滯后。
針對項(xiang)(xiang)目(mu)施(shi)工(gong)中(zhong)存(cun)在的(de)問題和不足,施(shi)工(gong)單位產業(ye)(ye)化公司進(jin)(jin)(jin)行(xing)了深(shen)入分析并提(ti)出了具體的(de)改(gai)進(jin)(jin)(jin)和提(ti)高措施(shi),要(yao)求項(xiang)(xiang)目(mu)部要(yao)切實抓好項(xiang)(xiang)目(mu)推進(jin)(jin)(jin)工(gong)作(zuo)(zuo),保(bao)證足夠的(de)施(shi)工(gong)作(zuo)(zuo)業(ye)(ye)人(ren)員,加強施(shi)工(gong)現場各工(gong)種協(xie)調,合理(li)(li)安(an)排各道工(gong)序,延長作(zuo)(zuo)業(ye)(ye)時間,搶(qiang)回工(gong)期。產業(ye)(ye)化公司進(jin)(jin)(jin)一步提(ti)出,在項(xiang)(xiang)目(mu)經理(li)(li)管(guan)理(li)(li)不力、組織協(xie)調失控(kong)的(de)情(qing)況下(xia),今后項(xiang)(xiang)目(mu)進(jin)(jin)(jin)度款由公司直接管(guan)理(li)(li),嚴格把(ba)控(kong)各項(xiang)(xiang)開支,確保(bao)工(gong)程款用在項(xiang)(xiang)目(mu)建設(she)上,從資金上保(bao)證項(xiang)(xiang)目(mu)的(de)順利推進(jin)(jin)(jin)。
調(diao)(diao)研組充分掌握了現(xian)階段(duan)項(xiang)(xiang)(xiang)(xiang)目(mu)存在的(de)主(zhu)(zhu)要問題,強(qiang)調(diao)(diao)做(zuo)(zuo)(zuo)好(hao)做(zuo)(zuo)(zuo)實(shi)各(ge)項(xiang)(xiang)(xiang)(xiang)工(gong)(gong)(gong)(gong)(gong)作(zuo)(zuo)的(de)關(guan)鍵在于抓好(hao)落(luo)實(shi),對(dui)下一(yi)階段(duan)的(de)工(gong)(gong)(gong)(gong)(gong)作(zuo)(zuo)提出(chu)要求:一(yi)是我(wo)司(si)從(cong)班子(zi)成(cheng)員到現(xian)場(chang)管(guan)(guan)(guan)理人(ren)員要從(cong)思想上高度重(zhong)(zhong)視項(xiang)(xiang)(xiang)(xiang)目(mu)的(de)質量(liang)安全(quan)和(he)工(gong)(gong)(gong)(gong)(gong)期(qi)管(guan)(guan)(guan)理,班子(zi)成(cheng)員要蹲點工(gong)(gong)(gong)(gong)(gong)地抓好(hao)重(zhong)(zhong)點難點工(gong)(gong)(gong)(gong)(gong)作(zuo)(zuo),管(guan)(guan)(guan)理人(ren)員在現(xian)場(chang)要主(zhu)(zhu)動作(zuo)(zuo)為(wei),我(wo)方要有(you)具體(ti)的(de)施(shi)工(gong)(gong)(gong)(gong)(gong)計(ji)劃,對(dui)施(shi)工(gong)(gong)(gong)(gong)(gong)方提出(chu)嚴格(ge)要求。二(er)是根據項(xiang)(xiang)(xiang)(xiang)目(mu)完工(gong)(gong)(gong)(gong)(gong)交付日期(qi)倒排工(gong)(gong)(gong)(gong)(gong)期(qi),層層抓好(hao)落(luo)實(shi),審核(he)每天進度完成(cheng)情(qing)況,每周(zhou)匯(hui)總,查找未完成(cheng)進度的(de)原因,獎(jiang)優(you)罰(fa)劣(lie),把工(gong)(gong)(gong)(gong)(gong)期(qi)管(guan)(guan)(guan)理做(zuo)(zuo)(zuo)細做(zuo)(zuo)(zuo)實(shi)。三是項(xiang)(xiang)(xiang)(xiang)目(mu)部臨(lin)時黨(dang)支部關(guan)鍵時刻要起到戰斗堡壘(lei)作(zuo)(zuo)用,帶領全(quan)體(ti)管(guan)(guan)(guan)理人(ren)員攻堅克難,對(dui)標(biao)集團公(gong)司(si)要求、房地產公(gong)司(si)要求、項(xiang)(xiang)(xiang)(xiang)目(mu)合同工(gong)(gong)(gong)(gong)(gong)期(qi)要求,查不(bu)足、找差距(ju),抓落(luo)實(shi),堅決保(bao)質保(bao)量(liang)按(an)期(qi)完成(cheng)施(shi)工(gong)(gong)(gong)(gong)(gong)任(ren)務,實(shi)現(xian)年底完工(gong)(gong)(gong)(gong)(gong)交房目(mu)標(biao)。
