找差距,抓落實 ,海建房地產公司 到靈山·海建家園項目開展調研

靈(ling)(ling)(ling)(ling)山·海建(jian)(jian)家(jia)園項(xiang)目(mu)(mu)由海南(nan)海建(jian)(jian)房(fang)(fang)地(di)產(chan)開發有限公司開發建(jian)(jian)設,海南(nan)省建(jian)(jian)筑(zhu)產(chan)業(ye)化(hua)股份有限公司承建(jian)(jian),是海南(nan)首個裝配式項(xiang)目(mu)(mu)。該項(xiang)目(mu)(mu)位于海口市靈(ling)(ling)(ling)(ling)山鎮(zhen)東(dong)(dong)(dong)北(bei)側,臨近瓊(qiong)文大道與靈(ling)(ling)(ling)(ling)桂大道;本項(xiang)目(mu)(mu)緊鄰靈(ling)(ling)(ling)(ling)山鎮(zhen)中心(xin),東(dong)(dong)(dong)南(nan)方(fang)向(xiang)是海口美(mei)蘭國際機場(chang),東(dong)(dong)(dong)北(bei)方(fang)向(xiang)與海口市區隔(ge)江相望。項(xiang)目(mu)(mu)總(zong)用地(di)面(mian)(mian)(mian)(mian)積(ji)(ji)13586.03㎡,擬建(jian)(jian)叁棟(dong)(1#樓12層、2#樓10層、 3#樓11層)商品(pin)房(fang)(fang)住房(fang)(fang),總(zong)建(jian)(jian)筑(zhu)面(mian)(mian)(mian)(mian)積(ji)(ji) 40491.4㎡,其中住宅面(mian)(mian)(mian)(mian)積(ji)(ji)為26745.25㎡、商鋪(pu)面(mian)(mian)(mian)(mian)積(ji)(ji)2927.37㎡、地(di)下面(mian)(mian)(mian)(mian)積(ji)(ji)為10165.05㎡;設計有車(che)位318個,其中地(di)上車(che)位46個、地(di)下272個。截止目(mu)(mu)前該項(xiang)目(mu)(mu)已全部封頂,進入室內裝修階段。樣板房(fang)(fang)正在建(jian)(jian)設。
6月18日下午,為(wei)貫徹落實海(hai)建(jian)房地(di)(di)產公(gong)司(si)“不忘初心、牢記使命”主(zhu)(zhu)題教育實施方案部(bu)(bu)署,結合生(sheng)產經營工(gong)(gong)作實際情況(kuang),聚焦企業存在的主(zhu)(zhu)要問題,我(wo)司(si)支部(bu)(bu)書記、董事長(chang)劉水(shui)清帶領(ling)班(ban)子(zi)成員和各部(bu)(bu)門負(fu)責人(ren)深入一(yi)線,到目(mu)(mu)前(qian)處于開發建(jian)設關鍵(jian)階段(duan)的靈(ling)山·海(hai)建(jian)家園項(xiang)目(mu)(mu)開展調(diao)研(yan)。調(diao)研(yan)人(ren)員現場實地(di)(di)查看工(gong)(gong)地(di)(di)施工(gong)(gong)情況(kuang),聽取(qu)項(xiang)目(mu)(mu)管(guan)理(li)人(ren)員的工(gong)(gong)作匯(hui)報,對照我(wo)司(si)及集團公(gong)司(si)對項(xiang)目(mu)(mu)進(jin)度(du)的計劃和要求,認為(wei)項(xiang)目(mu)(mu)施工(gong)(gong)進(jin)度(du)推(tui)進(jin)緩慢,工(gong)(gong)期嚴重滯后。
針對項目(mu)施工(gong)中存在(zai)的(de)問題和不足,施工(gong)單(dan)位產業(ye)化(hua)公(gong)司(si)進(jin)行(xing)了深入分析并提出了具(ju)體的(de)改進(jin)和提高措施,要(yao)求(qiu)項目(mu)部(bu)要(yao)切實抓好項目(mu)推進(jin)工(gong)作(zuo)(zuo),保證(zheng)(zheng)足夠的(de)施工(gong)作(zuo)(zuo)業(ye)人員,加強施工(gong)現場各(ge)工(gong)種協調,合理(li)安排(pai)各(ge)道工(gong)序,延長(chang)作(zuo)(zuo)業(ye)時間,搶回(hui)工(gong)期。產業(ye)化(hua)公(gong)司(si)進(jin)一步提出,在(zai)項目(mu)經理(li)管(guan)(guan)理(li)不力、組織協調失控的(de)情況下,今(jin)后(hou)項目(mu)進(jin)度款(kuan)由公(gong)司(si)直(zhi)接管(guan)(guan)理(li),嚴格(ge)把控各(ge)項開支(zhi),確保工(gong)程(cheng)款(kuan)用在(zai)項目(mu)建設上,從資金(jin)上保證(zheng)(zheng)項目(mu)的(de)順(shun)利推進(jin)。
調研(yan)組充分掌握了現(xian)階段(duan)(duan)項(xiang)目存(cun)在的(de)主(zhu)要(yao)(yao)(yao)問題,強(qiang)調做好(hao)做實(shi)各(ge)項(xiang)工(gong)(gong)(gong)(gong)作(zuo)(zuo)的(de)關鍵(jian)在于抓(zhua)好(hao)落(luo)實(shi),對(dui)下一階段(duan)(duan)的(de)工(gong)(gong)(gong)(gong)作(zuo)(zuo)提(ti)出要(yao)(yao)(yao)求:一是我司(si)從班子成員(yuan)(yuan)到現(xian)場(chang)管理人員(yuan)(yuan)要(yao)(yao)(yao)從思想上(shang)高度(du)重視項(xiang)目的(de)質量安(an)全(quan)和工(gong)(gong)(gong)(gong)期(qi)管理,班子成員(yuan)(yuan)要(yao)(yao)(yao)蹲點工(gong)(gong)(gong)(gong)地抓(zhua)好(hao)重點難點工(gong)(gong)(gong)(gong)作(zuo)(zuo),管理人員(yuan)(yuan)在現(xian)場(chang)要(yao)(yao)(yao)主(zhu)動作(zuo)(zuo)為,我方要(yao)(yao)(yao)有具體的(de)施(shi)工(gong)(gong)(gong)(gong)計劃,對(dui)施(shi)工(gong)(gong)(gong)(gong)方提(ti)出嚴格要(yao)(yao)(yao)求。二是根(gen)據項(xiang)目完(wan)工(gong)(gong)(gong)(gong)交(jiao)付日期(qi)倒排工(gong)(gong)(gong)(gong)期(qi),層層抓(zhua)好(hao)落(luo)實(shi),審核每天(tian)進度(du)完(wan)成情(qing)況,每周匯總,查找未完(wan)成進度(du)的(de)原(yuan)因,獎優罰劣,把工(gong)(gong)(gong)(gong)期(qi)管理做細做實(shi)。三是項(xiang)目部臨時黨支部關鍵(jian)時刻要(yao)(yao)(yao)起到戰斗堡壘作(zuo)(zuo)用,帶(dai)領全(quan)體管理人員(yuan)(yuan)攻(gong)堅克(ke)難,對(dui)標集團公司(si)要(yao)(yao)(yao)求、房(fang)地產公司(si)要(yao)(yao)(yao)求、項(xiang)目合同工(gong)(gong)(gong)(gong)期(qi)要(yao)(yao)(yao)求,查不足、找差(cha)距,抓(zhua)落(luo)實(shi),堅決保質保量按期(qi)完(wan)成施(shi)工(gong)(gong)(gong)(gong)任務(wu),實(shi)現(xian)年底完(wan)工(gong)(gong)(gong)(gong)交(jiao)房(fang)目標。
